Getting Started
Design-build means one integrated team manages both the design and construction of your project. Instead of hiring separate architects, designers, and contractors, JRP provides a unified process that improves communication, budgeting accuracy, scheduling, and overall coordination from concept through construction.
Please give us a call and provide the address of the property you are considerin accommodate an on siteg. If we are unable to consultation, we are happy to schedule a phone call with you. During that call we can review the listing photos together, discuss the items you are hoping to change or improve, and provide a general investment range to help you evaluate the home before moving forward with the purchase.
Our office hours are Monday through Friday from 8:30 AM to 5:00 PM. During these hours our full team is available to support you and answer questions. In order to maintain balance for our staff and ensure the best experience for our clients, consultations are scheduled during normal business hours and we are not available evenings or weekends.
JRP specializes in larger scale remodels, additions, and full home transformations. If your project is smaller or outside our typical scope, we are happy to recommend other qualified contractors who may be a better fit.
Project Scope & Services
No. JRP focuses exclusively on residential remodeling and design build projects.
We primarily serve the Ventura County communities of Westlake Village, Thousand Oaks, Newbury Park, Calabasas, Moorpark, and Camarillo. We specialize in neighborhoods such as North Ranch, Westlake Trails, Lake Sherwood, Westlake Lake, Hidden Valley, and Hidden Hills. Depending on the scope of the project, we extend our services beyond Ventura County, including areas such as Malibu and the Channel Islands.
No. JRP is a full service design build firm. We manage the entire process from concept and design through permitting and construction. We do not provide standalone architectural plans.
No. Cabinet refacing is not part of our service offering. Our projects typically involve full kitchen renovations where we design and install new cabinetry that fits the overall design of the space.
Insurance restoration and emergency repair work is outside the scope of our services. JRP focuses on planned remodeling projects rather than restoration work.
In some cases a project can be completed in phases. However, many renovations are more efficient and cost effective when completed all at once. During the design phase we will discuss options and help you determine the best approach.
Design & Planning
Most design phases take approximately three to six months depending on the complexity of the project, permitting requirements, and the time needed for selections and decisions.
Design fees vary depending on the size and complexity of the project. The design phase typically includes conceptual layouts, architectural drawings, engineering coordination, material selections, and development of a detailed construction proposal.
Preliminary construction budgets are typically discussed during the design phase as the project develops. A detailed construction proposal is presented once the design, scope, and selections are finalized.
Yes. During the design phase we obtain pricing from our trusted trade partners to help develop accurate construction budgets.
JRP typically works under a fixed price construction agreement once the design and scope of work have been finalized.
Budget & Materials
Appliance packages vary widely depending on brand and features. Many of our clients invest between $15,000 and $50,000 for a typical appliance package. Some clients choose higher end appliances and it is not uncommon for a single specialty appliance to cost $40,000 or more.
No. We do not allow clients to purchase materials for installation. Our team performs the proper takeoffs, orders the correct quantities, and coordinates deliveries to maintain the construction schedule and warranty standards. If materials are ordered incorrectly or insufficient quantities are purchased, it can delay the project and impact scheduling for other clients' projects. Managing purchasing allows us to maintain quality control and keep the project running smoothly.
Material selections are part of the design process and are incorporated into the overall project budget. Selecting materials independently typically does not reduce the overall project cost.
We are happy to interview your suggested trade partner and review a proposal from them. In order to work on a JRP project they must meet our requirements including proper licensing, bonding, and insurance coverage to protect both you and JRP.
Construction Process
Construction timelines vary depending on the scope of work. Kitchens and smaller remodels may take several months, while larger additions or whole home renovations can take nine to eighteen months. A detailed schedule is developed before construction begins.
Each project has a dedicated Project Superintendent who oversees the day to day construction activities, coordinates the trades, monitors quality, and ensures the project progresses according to schedule.
Communication with your Project Superintendent is typically handled through our project management system, which allows clients to track progress, review schedules, send messages, and stay informed throughout the project.
Our team ensures the jobsite is secured at the end of each workday and that materials, tools, and access points are properly managed.
JRP manages the entire construction process and works with a trusted network of licensed trade contractors. Some work may be self performed depending on the project, while specialized trades are completed by experienced trade partners.
Living Arrangements During Construction
For larger projects such as whole home remodels or significant structural renovations, we typically recommend relocating temporarily. This allows the project to move more efficiently and reduces disruption to your daily life.
While we do not directly provide moving services, we can recommend professional moving and storage companies that many of our clients have used successfully.
Depending on our team’s availability and bandwidth, we may be able to assist with furniture selections and finishing touches after construction is complete.
Yes. For projects that involve outdoor living spaces or exterior renovations, landscape and outdoor design can be incorporated into the overall project.
Products, Lead Times & Home Conditions
Lead times can vary depending on manufacturer and availability. Some items may take several months to arrive, which is why many products are ordered early in the design phase.
Homes built before certain years may contain asbestos or lead based materials. If these materials are present, we work with licensed abatement professionals to safely remove them before construction begins.
Insurance & Warranty
California law requires a one year warranty on construction. JRP extends that coverage and provides a total two year warranty on our workmanship.
JRP carries general liability and workers compensation insurance. We also list our clients as additionally insured for the duration of the project.
Yes. All trade contractors working on JRP projects must carry general liability and workers compensation insurance and must list JRP as additionally insured.
We recommend that homeowners speak with their insurance provider about Course of Construction coverage to ensure the home is properly protected during the renovation process.
